"Buyer Beware"

Do not be fooled by cheap pricing fees as it takes money for Trade Association Membership, continuing education, on going training and insurance - The cost of doing business is real and if you take a chance on the wrong inspector you may find yourself left holding the bag on huge home improvement cost that could have been known in the beginning at the home inspection with a properly skilled and trained home inspector form CREIA (California Real Estate Inspection Association).
"Who Needs Education or Training and to be Certified By CREIA or some other useless Trade Association - A total waste of time and money and by the way speaking of money give me your Home Inspection Fee/Money"

Q: How is a construction defect proved in court?

A: It depends on the defect. Some defects are obvious and are called "patent". Other defects are hidden or do not become apparent until years after the home was built. The experts investigate the defect, evaluate the cause and make recommendations for how to remedy the defects.

Q: What kind of damages can be recovered?

A: It depends on the facts and circumstances of your case, but in general the cost of repairs and the decline in the value of your home may be recovered. Of course, any personal injuries resulting from the defect may be recovered. In some instances punitive damages may be assessed against the defendant if the court finds their behavior to be reckless and intentional.

"Beware of the 1 hour or less Home Inspection"

How long should a home inspection take, for example on a 2500 sq. ft. home?

The best home inspector in the world cannot perform an adequate home inspection on a 2500 sq. ft. home in only one hour or less. It is a physical impossibility for anyone. A home is made up of hundreds of parts and pieces that need to be inspected and carefully examined during the course of the inspection. In fact, any home inspector who performs one hour inspections is misrepresenting the home inspection industry and services offered, while shortchanging the interests of customers.

Even for a small home depending on the condition and care of a home, two to two-and-a-half hours is the minimum time needed for a competent home inspector to perform a thorough evaluation. A one-hour job, especially on a 2,500-square-foot home, equates with undisclosed defects. Be assured, it is not just possible that some defects were missed, it is an absolute certainty. At this moment, there are problems in your home that remain undisclosed.

If you hire a truly qualified home inspector to re-evaluate the property, additional defects will be found. For the sake of safety, peace of mind and financial prudence, it is strongly recommended that this be done.

A home inspection that is a rush job for the sake of saving time up front, will always cost more time and money down the line. Have your home inspection done right the first time. Be patient with your home inspection. And by all means, protect your financial real estate investment and stay away from any inspector who states that "A home inspection should only take one hour or even less".

Ouestion? "If one item per minute is inspected, by the end of the inspection, only 60 items or features of the home would have been inspected" You be the judge on which home inspector will do your next Home Inspection Report. Mark Leclere owner and inspector of Eagle Spec Inspections is ready to serve your Home Inspection needs.
