Conforming to InterNachi / International Standards of Practice for Inspecting Commercial Properties a Standard Guide for Property Condition Assessment and Baseline Property Condition Assessment Process, Eagle Spec Inspections, dba provides a comprehensive report of a real estate asset that includes document research, interviews, a walk-thru survey and, finally, preparing a Property Condition Report (PCR)
The PCA is intended to identify conspicuous physical defects and material deferred maintenance related to building systems or components. Those defects are weighed against expected useful life and a reasonable cost to repair them.
International Standards of Practice is a guide for Property Condition Assessments and allows for flexibility in a Property Condition Report (PCR) because not every property warrants the same level of assessment. It depends on the reason for the PCA, age of improvements, current condition and understanding and your own expertise and risk tolerance, and expectation of turn-around time required to receive your report.
Field Observations of the Following: "Scope of Work"
- Site and Grounds - Pavement / Parking, stripping, walks, loading docks, landscaping, irrigation, site drainage which includes drainage inlets, exterior lighting located on structure and in parking areas, walls, fencing / railings, signage, and exterior amenities, onsite garbage enclosures
- Building Envelope, Structural Systems and Roofing - Sidewall system, exterior windows and doors, roll up doors, loading docks, stairs and steps, parapets and roofing systems and flashings
- Building Interiors - Common areas such as lobbies, tenant suites, ceiling applications such as beams, t-bar dropped ceilings, valuted etc.
- Mechanical Systems - Electrical systems (phone - alarms - video surveillance), heating / cooling ventilation systems, plumbing, and conveyance systems such as elevators, escalators.
- Building Safety Systems - Emergency lighting / Exit signage, fire suppression systems / Interior sprinkler systems, means of ingress egress.
- Recorded Fire Code Violations - Code violations current or past.
- Recorded Building Code Violations - Code violations current or past.
- Cost Analysis / Estimates - Upcoming or current expenditures, deferred maintenance and required repairs - Assess cost before the release any contingencies or close escrow. Eliminate the surprise up front.
- Document Review / When Available and Provided - Plans, Permits, etc.
